The Top 10 Foreclosure States

Foreclosures rates have been high for a while. Starting a steady increase before the recession, foreclosures were at their highest level between 2009 and 2010.
Now they've begun a slow and steady decline, and filings dropped for 21 consecutive months.
July marks month 22. Default notices, scheduled auctions, and bank repossessions declined 3% from June and 10% from a year ago according to RealtyTrac.
But some states maintained high levels even with the decline. One in every 686 houses nationwide had a foreclosure filing in July. Other states have fared much worse.
Here are the ten states with the highest foreclosure rates in July.
California
California's foreclosure rate was nearly double the national average. One in every 325 homes received foreclosure filings, and the average sale price on foreclosures was higher as well. The national average price was $202,664, but in California it was $259,124.
Arizona
Arizona foreclosures were almost as high as California's in July. Every one in 346 homes received filings last month, while the average foreclosure price was $152,491.
Florida
The Sunshine State may have been warm in July, but the housing market was less than sunny. One in 352 houses received foreclosure filings, and the average sale price was $122,889.
Georgia
Another southern state had a struggling housing market. One in 376 Georgia housing units received foreclosure filings in July, with an average sale price below the national average at $105,941.
Illinois
Illinois had the fifth most foreclosures for July. One in 385 houses received filings, and sale prices were $119,327.
Nevada
Nevada came in sixth with one in 415 foreclosure filings. The state had 2,847 foreclosed properties in July, and the average sale price was $137,393.
Michigan
Moving back up north, foreclosure filings were also high in Michigan, where one in 518 homes received filings. The average sale price was well below the national average at $74,909.
Ohio
Ohio had the eight most foreclosures in the nation with a rate of one in 528 housing units. While this is closer to the national average, it's still below. The average sale price was $76,487.
South Carolina
South Carolina also had its fair share of foreclosed properties. One in 536 houses received a filing in July, with an average sale price of $158,057.
Indiana
Indiana came in tenth, with a foreclosure rate just under the national average. One in 665 houses received foreclosure filings last month, with the lowest average sale price of all the top ten – $66,518.

Postal Service Posts $5 BILLION Loss

The U.S. Government is going to have to do something about to keep the U.S. Postal Service (USPS) alive within the next couple months.  But Congress has not bothered to act...
In the third quarter, ending in June, the company posted a loss of $5.2 billion, bringing its year-to-date losses to $11.6 billion so far. The third quarter 2012 losses were 70% higher than in the third quarter of 2011.
$3.1 billion of the losses are from a payment to the U.S. Treasury for future retirees’ health care. The USPS just missed a $5.5 billion payment and is already planning on skipping out on the $5.6 billion it owes later this year. The prepayments are unique to the USPS and must be put on the books even though they are not happening.
At the end of July, USPS was down to $2.5 billion in its $15 billion loan from the U.S. Treasury. Only $500 million in usable cash is on hand. By October, it could be $100 million in the hole.
Postmaster General Patrick Donahoe stated:
"We remain confident that Congress will do its part to help put the Postal Service on a path to financial stability. We will continue to take actions under our control to improve operational efficiency and generate revenue by offering new products and services to meet our customers' changing needs."
His confidence is sorely misplaced. Congress ended its session without any meaningful action. The Senate created a bill, but members of Congress criticized it without any real debate or alternative proposals.
That is making the situation far worse. Here is Donahoe's statement on what has been done and what he needs to keep the USPS alive:
"We will do everything we need to do, but we can only go so far. Congress needs to act responsibly and move on this legislation. We've got a game plan for the next five years. We'll make that happen. We've cut our workforce by one-third. But we need freedom for delivery flexibility, we need to eliminate the retiree healthcare prefunding requirement, we need to get a refund our overpayment in the [Federal Employee Retirement System]. This needs to be done quickly so that our customers are confident in the long-term prospects of this Postal Service."
And confidence in any program hemorrhaging $5 billion a quarter seems awful hard to come by..

Researchers have long studied the health benefits of mushrooms as they have been consumed for thousands of years to supplement everyday bodily health and for more specific medicinal purposes as well.
Of at least 14,000 known variations of this fungi, only approximately 3,000 are fit for human consumption.
Mushrooms are low in calories, an exceptional source of potassium, and rich in riboflavin, niacin, and selenium.
However, one mushroom was recently part of a remarkable double-blind, parallel-group, placebo-controlled experiment. The subjects took four 250 mg tablets containing 96 percent of the mushroom dry powder three times a day for 16 weeks.
In this trial, the Yamabushitake (Hericium erinaceus) mushroom proved effective in improving mild cognitive impairment. The test was administered to Japanese men and women aged 50-80 years.
These mushrooms are more commonly know as Lion's Mane Mushrooms. Others have been known to refer to them as sheep's head and bear's head. The official Latin name, Hericium erinaceus, means “hedgehog.” 
This is just one of about a dozen studies published since 1991 on the positive neurological effects of lion's mane mushrooms. Tests confirm that hericenones and erinacines have the power to stimulate nerve regeneration.
In the wake of our baby boomer population aging, these sorts of topics of study are extremely popular. Hospitals and nursing homes across the country are bracing for an influx of patients suffering from Alzheimer's and senile dementia.

U.S. Banks Told To Prepare For Collapse


Regulators have instructed five of our nation's biggest banks to develop some serious plans to ward off collapse in lieu of major problems. U.S. regulators were sure to remind these banks that they should not count on any government assistance this time.
Bank of America Corp (BAC.N), JPMorgan Chase & Co (JPM.N), Goldman Sachs Group Inc (GS.N), Citigroup Inc, (C.N), Morgan Stanley (MS.N).
Perhaps those running these banks have learned from the mistakes of Lehman Brothers CEO Dick Fuld who was not quick enough to action, not decisive enough to stave off serious bank problems in the midst of financial crisis.
Reuters reports:
The two-year-old program, which has been largely secret until now, is in addition to the "living wills" the banks crafted to help regulators dismantle them if they actually do fail. It shows how hard regulators are working to ensure that banks have plans for worst-case scenarios and can act rationally in times of distress.
The documents obtained by Reuters indicate that the Federal Reserve and the U.S. Office of the Comptroller of the Currency first directed the five big banks to design some realistic recovery plans back in May of 2010.
Such plans would need to be feasibly executed within three-six months following any disaster. Without plans in place, collapse would be imminent.
Recovery plans would vary from resolution plans – which are required under the 2010 Dodd-Frank financial reform law. “Living wills aim to end bailouts of too-big-to-fail banks by showing how they would liquidate themselves without imperiling the financial system.”
So far this summer, nine global banks have sent their living wills to the Fed and Federal Deposit Insurance Corp. Public portions of these documents have been released although they have not received much publicity at all.
Reuters was only able to get their hands on the names of the banks required to submit recovery plans through a Freedom of Information Act request.
In the meantime, experts remain deeply concerned with the potential of blow-ups at big banks resulting in another damaging dose of taxpayer bailouts.
Reuters adds:
Five years after the financial crisis, concerns remain about whether blow-ups at big banks could lead to another round of taxpayer bailouts. Trading losses have cost JPMorgan nearly $6 billion so far, and scandals such as the alleged rigging of an international interest rate benchmark have only highlighted the risks lurking inside big banks.
These disasters have damaged banks' reputations, but not their balance sheets. Most are still profitable, and in recent years the five banks have improved their capital bases and liquidity. They also have been subjected to annual Federal Reserve stress tests that measure whether the banks have sufficient capital to weather severe economic scenarios.

Sometimes it’s not what you do to relieve neck pain, but what you don’t do. By that I mean you need to take frequent breaks from the busyness of everyday life to rest and relax — and reduce the painful muscle tension that builds up during a stressful day.
Give your body a break by resting often, even if it’s just to take a 10-minute walk during the workday. Other ways to give your mind and body a much-needed rest include:
• Meditation: Closing your eyes and simply focusing on the breath can help you put your pain in perspective, as well as relax painful muscles. Need help getting into the zone? The Meditation Podcast offers free guided meditations that you can download to your MP3 player.
• Sleep: Be sure to log enough sleep during the night that you feel well rested; for most people, this is between 6 and 9 hours. Tiredness can make neck pain seem even worse than it is, and can exacerbate tight muscles in the neck. If you have problems sleeping, don’t miss our 15 Essential Tips for Better Sleep.
• Self-hypnosis: To perform self-hypnosis you’ll enter a deep state of relaxation and then use self-suggestion techniques such as affirmations to reduce pain and achieve positive changes in your life. Neck Pain Relief Tip 2:
Set Doable Goals To Reduce Neck Pain

Too many people make the mistake of dealing with their neck pain without a plan. It hurts, they put on an ice pack. It hurts again the next day, and they call their doctor. But like anything else in life, banishing neck pain requires you to set goals for getting out of pain and getting your life back — and then to develop a plan that will help you reach those goals.
I go into detail on goal setting in Lose the Neck Pain, but I’d like to share an important aspect of goal-setting that will help you become pain-free: That is, an inspiring goal should be SMART: Specific, Measurable, Attainable, Relevant and Timely.
Specific: It’s hard to be motivated by a vague goal like “I want to feel better.” So be specific: Do you want to be able to play an hour’s worth of tennis without pain? Do you want your pain to go from a 9 on the pain scale to a 2?
Measurable: If you can measure a goal, you’ll know when you’ve achieved it. The goals we mentioned — being able to play tennis for an hour or reducing pain from a 9 to a 2 — work because you can measure them.
Attainable: A goal needs to be something you can reasonably achieve. Reducing neck pain from a 9 to a 2 overnight: probably not doable. Doing it in three months: Much more realistic
Relevant: Set goals that mean something to you personally. How does reducing neck pain tie into your life values and passions? For example, if being there for your grandkids is one of your life values, getting rid of neck pain so you can play with them is a relevant goal.
Timely: Putting time limits on your goals, instead of saying you’ll achieve them “someday,” will give you something concrete to strive for.

Neck Pain Relief Tip 3:
Educate Yourself To Find Relief From Neck Pain

John E. Sarno, MD, a Professor of Clinical Rehabilitation Medicine at New York University School of Medicine and author of The Divided Mind: The Epidemic of Mindbody Disorders, coined the term Tension Myositis Syndrome (TMS) — a condition characterized by pain that seems to have no physical cause, especially in the upper neck, back, and shoulders.
In plain English, that means your neck pain can be caused by your mental state.
TMS experts advise that pain-sufferers write out the issues that might be a source of repressed emotions that can lead to pain — and they also recommend education in the psychological and physical aspects of TMS. Consider this popular saying: If think you can’t, you’re right; but if you believe you can, you will!” In other words, if you despair that your neck pain will never go away, you’re creating the very conditions that make that thought true. But if you achieve a positive outlook — your neck pain will go away! — you’ll naturally take steps to make it be so.

The World's Richest Man Just Bought $3.3 BILLION Of this Stock

Historically, successful value investors have always bought stocks when blood is running in the streets. Unless you've been on a total news fast this summer, then you probably know the streets of Europe are knee-deep in type A negative. As expected, value hunters have been watching that market closely, waiting for the right time to snatch up stocks when they're dirt cheap.
This is precisely what Mexican mogul Carlos Slim just did.
Slim, currently topping the Forbes billionaires list with an estimated net worth of $69 billion, made his titanic fortune in the telecom business through his stakes in Telmex and Latin American wireless provider America Movil (OTC: AMOV). Now, the mega-investor has his sights set on European telecom assets, primarily Dutch communications carrier Royal KPN (OTC: KKPNY).
Under Slim's guidance, America Movil has skillfully acquired 28% of Royal KPN, giving the Latin American company a significant foothold in Europe. The billionaire's modus operandi has always been to buy distressed assets at what would seem like the worst time possible.
Clearly, this approach has paid off big time for him. And it could pay off for you, too.
Opportunity in Euro chaos
Like many large European firms, Royal KPN's affairs currently look like a slow-motion train wreck. Fundamental and psychological weakness in the continent's financial markets and economies has wrought havoc on balance sheets of many companies.
Royal KPN has not been spared.
In its most recent financial report, Royal KPN's second-quarter net profit fell 24% to $382 million compared with $505 million for the same period last year. Accompanied by this not-so-glowing earningsreport was an announcement that the company was slashing its dividend by 55%, from 72 cents a share to a recent 42 cents.
This is clearly news income investors don't like to hear, but, there are other reasons why Royal KPN makes sense for bold, deep-value investors:
1. The stock is cheap now and dividends still yield a nice 5% 
Shares of Royal KPN's, which you can buy in the form of American depositary receipts (ADR) here in the United States, are off roughly 10% since the dividend-cut announcement. What's more, they currently trade at a 44% discount to their 52-week high. Another positive is that this stock is not widely held (or known for that matter) in the United States. Imagine the carnage that would ensue if AT&T (NYSE: T)announced a dividend cut?
Royal KPN's CEO Eelco Block said that due to the challenging economic environment in the Netherlands "…it is even more important to strike the right balance between a prudent financial framework, continued investments and shareholder remuneration." That's a vocal commitment to a dividend. Plus, in a world of 1.5% 10-year Treasury bonds, Royal KPN's 5% payout is still quite attractive.
2. A European foothold in a high-quality market 
Holland has one of the highest percentages of smartphone penetration in Europe. The margins on smartphone hardware sales are always much higher and because of the huge demand for data services these smartphone users require, the result is significantly higher revenue for the company. Carlos Slim knows this.
3. Slim is committed
Although he bought the stock a couple of months ago, his transaction was brought to my attention during a conversation with an analyst/portfolio manager who specializes in the telecom industry. This analyst has also discussed the investment in Royal KPN directly with Carlos Slim in a one-on-one meeting. Slim told him that Royal KPN offered value and he has always wanted to expand the business beyond Mexico and Latin America. Owning a 28% stake in a company is quite a commitment and Slim's track record proves he is determined to keep his investments successfully positioned.
Risks to Consider: Daily headlines reflect the financial turmoil currently engulfing Europe. Most European companies are or will be directly affected by the slowdown of the euro zone economy. In fact, earlier this month, I wrote a piece describing the dangers the European crisis will present.
Also, any dividend income derived from Royal KPN may be subject to foreign withholding tax. Typically, investors can recoup some or all of it when filing their income taxes. This one may make more sense in a taxable account rather than an IRA. Lastly, the stock can, at times, be thinly traded, so always use limit orders.
Action to Take -- > Royal KPN ADRs currently trades around $8.30 with a forward price-to-earnings ratio of 6.3 and a new dividend yield of 5.1%. Because the share price is so depressed, upward movement is possible based on any positive news flow.
Slim's majority stake is also important as he tries to gain market share in Europe. Considering these two factors, a 12-month price target of $11.20 would represent a 35% return. When adding the dividend, the total return comes to an incredible 40%. The fact that the world's richest man believes in this company is just icing on the cake.
